Water Heater Maintenance & Descaling

Routine maintenance protects performance and helps extend water heater life in La Jolla, Del Mar, Solana Beach, Encinitas, Cardiff-by-the-Sea, Carlsbad, and Rancho Santa Fe, plus the surrounding North County communities CF Plumbing serves.

San Diego County water leaves mineral behind. In a tank, that sediment piles on the bottom and the heater works harder to make the same hot water. In a tankless unit, scale coats the heat exchanger, shrinks flow passages, triggers error codes and is one of the most common reasons a relatively new system starts to disappoint. Flushing tanks, descaling tankless equipment, inspecting components and catching small problems early is cheaper than an emergency replacement.

Tank water heater maintenance

A traditional tank should be flushed on a schedule that matches the water and the age of the heater — often annually in this area, sometimes more often if the tank has never been serviced. A proper visit is more than cracking a drain valve into a bucket.

  • Flush sediment from the tank

  • Inspect the temperature and pressure relief valve and discharge piping

  • Check the anode rod on tanks where access and condition make it worthwhile

  • Confirm expansion tank charge and condition when one is present

  • Look at supply valves, connectors, signs of weeping and burner or element performance

  • Verify the temperature setting and that the area around the heater is safe and accessible

A tank that has never been flushed in eight or ten years may not drain well. In that case we explain what is realistic instead of forcing a procedure that can create a leak in an already tired tank.

Tankless descaling and service

Tankless manufacturers expect periodic descaling. In North County that interval is not theoretical. We isolate the unit, circulate the appropriate service solution through the heat exchanger, rinse, clean inlet screens, inspect isolation valves, check error history, and confirm the unit fires and flows correctly when it is returned to service.

If the original installer never put isolation valves and hose connections on the unit, descaling is harder and more expensive. When we install tankless equipment, those valves are part of the job so future service is straightforward.

Navien and similar condensing units also need attention to the condensate path and any built-in recirculation settings. Maintenance is the time to notice a pump that has failed, a filter that is packed, or a schedule that runs the heater all night for no reason.

What we look for while we are there

  • Scale and sediment that already affect performance

  • Venting, combustion air and signs of poor draft on gas equipment

  • Water pressure that is high enough to stress tanks, valves and connectors

  • A recirculation pump that runs continuously when a timer or aquastat would do

  • Leaks at drain valves, unions and relief-valve piping

  • An undersized or failing expansion tank on a closed system

High water pressure is a frequent companion problem in this region. If pressure is out of range, we will say so. A new heater on an unregulated high-pressure service is not a complete solution. That conversation belongs with our preventative plumbing work.

How often should a North County water heater be serviced?

For most homes we serve, annual tank flushing and annual tankless descaling is a sound baseline. Homes with very hard water, a previous scale failure, or a tankless unit that already shows flow loss may need a tighter interval. We would rather set an honest schedule than sell a contract nobody needs.

Frequently asked questions

Can I flush the tank myself?

A homeowner can drain some sediment. A tank that has been ignored for years, a gas heater with a blocked drain, or any situation involving the relief valve, gas or electrical connections is work for a licensed plumber. Water heaters combine pressure, temperature and fuel.

Will descaling fix my tankless error codes?

If scale is the cause, yes — that is one of the most common good outcomes. If the code is a sensor, gas supply, vent or ignition problem, descaling alone will not finish the job. We diagnose first. See Tankless Water Heater Repair if the unit is already failing.

Does maintenance keep the warranty valid?

Many tankless warranties expect documented service. Even when a warranty does not require it, neglected scale is the fastest way to a heat-exchanger conversation you did not want.
