Tank Water Heater Repair
CF Plumbing diagnoses and repairs traditional tank water heaters throughout La Jolla, Del Mar, Solana Beach, Encinitas, Cardiff-by-the-Sea, Carlsbad, and Rancho Santa Fe, and in select communities across San Diego and Orange Counties.
A storage-tank water heater is a simpler machine than a tankless unit, but it still fails in specific, diagnosable ways: not enough hot water, water that is too hot then too cold, a tank or fitting that weeps, a pilot or igniter that will not stay lit, a relief valve that discharges, or popping and rumbling from sediment. We identify the cause, explain whether a repair is honest, and complete the work for safe, reliable daily hot water.
Problems we commonly repair
-
No hot water or a tank that runs out faster than it used to
-
Water that is scalding at one hour and lukewarm the next
-
Pilot light, igniter or gas control problems on gas tanks
-
Failed heating elements or thermostats on electric tanks
-
Leaking drain valves, connectors, relief valves or tank fittings
-
A wet spot under the heater or rust at the base of the tank
-
Popping, crackling or rumbling during a heating cycle
-
A relief valve that drips or dumps water
-
An expansion tank that has failed on a closed plumbing system
How we approach tank repairs
The first question is whether the tank itself is still sound. A failed gas control, a bad element, a leaking drain valve or a tired relief valve on an otherwise healthy heater is a repair. Rust at the tank shell, water from the tank body, or a unit that is well past a reasonable service life is a replacement conversation. We would rather say that clearly on the first visit than patch a tank that will be on the garage floor next month.
When the tank is worth saving, the repair includes the failed part and the conditions that caused it. High water pressure, a waterlogged expansion tank and a heater that has never been flushed are frequent companions. Ignoring those and swapping only the obvious part is how the same house gets a second service call.
We work on common residential tanks including Bradford White and other major brands used in North County homes. Bradford White equipment is straightforward only if sizing, venting, gas supply, drainage, expansion control and water pressure are also correct. The tank is one piece of the installation.
Safety items we do not skip
-
Temperature and pressure relief valve condition and proper discharge piping
-
Seismic strapping on tanks that need it
-
Combustion air and venting on gas heaters
-
Drain pan and drain path where the location requires them
-
Clearance from storage and combustibles
A leaking relief valve is not a minor drip to cap. It is a safety device. We treat it that way.
When repair is not the right recommendation
If the tank is leaking from the body, the heater is old enough that the next failure is likely, or the home’s hot-water demand has outgrown the tank, we recommend replacement and walk through tank versus tankless based on the house — not based on what is on the truck. See Tank Water Heater Installation and Tankless Water Heater Installation for that work.
Frequently asked questions
Why does my tank rumble or pop?
Sediment on the bottom of a gas tank boils and lifts, which is the noise. Flushing can help a tank that is still in good condition. A tank full of scale that also runs out of hot water early is often closer to replacement.
The pilot will not stay lit. Is that expensive?
Sometimes it is a thermocouple or igniter. Sometimes it is a gas control or a venting problem. We diagnose before quoting a control that may not be the failure.
There is water under the heater. Is the tank shot?
Not always. Drain valves, relief-valve piping, inlet connectors and condensation all put water on the floor. Water from the tank shell itself is a different story. Photos before we arrive help.
